Yes. Restaurant fit-outs — from QSR counter units to fine dining restaurants — are standard scope for IBS. Civil works, kitchen infrastructure, bar fit-out, custom furniture, and brand graphics are all within our in-house capability.
Can IBS handle a QSR (quick service restaurant) chain rollout across multiple cities?
Yes. QSR rollouts require consistent brand execution across many locations. IBS manages the full rollout — standard joinery pieces fabricated centrally, consistent graphics and signage, and coordinated installation at multiple sites. This mirrors our retail chain rollout capability applied to F&B.
Does IBS handle commercial kitchen construction for restaurants and hotels?
Yes. Commercial kitchen fit-outs — stainless steel fabrication, exhaust and fresh-air ventilation, grease trap provisions, gas plumbing, fire suppression systems, and utility-grade floor finishes — are within our scope. We coordinate with kitchen equipment vendors for equipment power and plumbing.
What lighting design services does IBS offer for hospitality projects?
Our design team prepares lighting concept layouts — combining ambient, accent, and task lighting — for hospitality spaces. We specify luminaires appropriate for the design intent and install all lighting infrastructure. Branded pendant features and custom lighting elements are fabricated in-house where possible.
Can IBS fabricate and install exterior hotel signage and facade branding?
Yes. External hotel signage — building identification signs, entrance pylons, porte-cochere branding, restaurant and bar signage, and directional signage — are produced in our facility and installed by our team. We handle illuminated and non-illuminated external elements.
Does IBS handle individual guest room refurbishments?
Yes. Guest room refurbishments — new flooring, wall finishes, bathroom upgrades, fitted wardrobes, and headboard panels — can be executed on a per-room basis. For operating hotels, we phase room renovation to minimise inventory impact — typically a floor block at a time.
What is the typical timeline for a restaurant interior fit-out?
A standard restaurant fit-out (1,500–3,000 sq ft, full civil and MEP) takes 6–10 weeks from GFC drawing approval to commissioning. Smaller cafes and QSR units can be completed in 3–5 weeks. Timeline depends heavily on custom furniture and joinery lead times, which IBS controls in-house.
Does IBS handle rooftop and open-air F&B spaces?
Yes. Rooftop restaurants, terrace bars, and outdoor dining areas require weather-resistant materials, waterproofing, specialised lighting, and drainage — in addition to the standard F&B fit-out scope. IBS handles waterproofing, deck flooring, pergola structures, and outdoor branding as part of the project.
What fire safety provisions does IBS include for F&B and hotel fit-outs?
All hospitality fit-outs include fire-rated kitchen exhaust systems, Ansul suppression for commercial kitchens, smoke detectors and sprinkler provisions, emergency lighting, fire exit signage, and fire NOC compliance documentation. Kitchen fire suppression is coordinated with a certified suppression vendor.
Does IBS provide interior design services for hospitality projects, or do they work from a client's design brief?
IBS can work both ways. For clients with an existing interior designer's brief, we execute precisely to the approved drawings and specifications. For clients who need design services, our in-house design team prepares concept, 3D visualisations, and GFC drawings before execution. Design-and-build is a common project model for mid-scale hospitality clients.
Can IBS handle spa and wellness centre fit-outs for hotels?
Yes. Spa and wellness fit-outs — wet zones (steam rooms, jacuzzis, hydrotherapy pools), treatment rooms, relaxation lounges, and changing facilities — require specialist waterproofing, ventilation, and premium finish standards. IBS has the wet area expertise and in-house joinery capability for these environments.
What flooring materials does IBS use for restaurant and hotel spaces?
For hospitality, we use natural stone (marble, granite, sandstone) for premium lobbies, large-format vitrified tiles for dining areas, engineered wood and herringbone parquet for restaurant floors, and textured anti-slip tiles for wet and entrance areas. Material selection is based on the design specification and traffic load.
Does IBS offer a turnkey package including FF&E (Fixtures, Fittings and Equipment) procurement?
Yes. For hospitality projects where the client wants a single point of responsibility, IBS can extend the scope to include FF&E procurement — loose furniture, soft furnishings, kitchen equipment, sanitary ware, and lighting fixtures. This reduces coordination burden on the hotel project team significantly.
Can IBS execute a hotel corridor and public area refurbishment?
Yes. Hotel corridor refurbishments — new carpeting or flooring, fresh wall finishes, updated room number signage, lighting replacement, and fire safety upgrades — are executed floor by floor in operating hotels. We plan the renovation sequence to minimise the number of rooms taken out of inventory at any one time.
Does IBS handle swimming pool surrounds and leisure area fit-outs for hotels?
Yes. Pool surround areas, changing facilities, and poolside F&B units are within our scope. We use appropriate slip-resistant finishes, chemical-resistant coatings, and weatherproof joinery for outdoor leisure environments. Waterproofing for pool decks is handled by our in-house civil team.
How does IBS price a hospitality fit-out project?
Hospitality fit-outs are priced on a BOQ basis after site assessment and design brief review. We provide a detailed line-item quotation covering civil, MEP, joinery, furniture, finishes, and brand elements. For design-and-build contracts, a design fee is quoted separately. We do not issue lump-sum quotations without a complete design brief.
