A standard 500 to 2,000 sq ft store fit-out takes three to six weeks from site handover to opening day. Mall units requiring landlord NOC coordination typically take four to eight weeks. Design, drawings & landlord approval
Design and drawings are developed against the brand standards manual where one applies, alongside NBC and IS code compliance. For mall units, drawings are submitted for landlord design guideline approval before procurement begins.
Material procurement & in-house fabrication
Civil and MEP materials are procured against the approved drawing and BOQ. In parallel, signage, fascia, and brand graphics are fabricated at IBS's Mumbai facility to the approved specification.
Civil, MEP & joinery execution
Site works, flooring, false ceiling, electrical, plumbing where required, and joinery, proceed against the project schedule, coordinated with the mall or landlord's permitted work hours where applicable.
Signage installation & brand graphics fit
Fabricated signage, fascia, and brand graphics are installed as the interior fit-out nears completion, planned to the same sequence as the civil and MEP handover rather than scheduled as an afterthought.
Testing, snagging & handover
Electrical systems are tested and certified. Every store is inspected for snags and cleared before handover, with as-built drawings and test certificates provided as part of the handover packet.

For franchise rollout programmes, per-store pricing is agreed against one standard specification, with the schedule and dispatch plan itemised per location. Scope, BOQ & spec lock-down
The commercial relationship is anchored on the approved drawing and BOQ. Every scope line, material brand, and quantity is itemised, including signage and brand graphics fabrication. For franchise rollouts, one standard specification is agreed and applied per store, with per-location logistics itemised separately. Scope changes during execution are tracked through a written change-order log with cost and timeline impact noted before approval.
Taxes: GST on the IBS invoice
IBS invoices for retail fit-out work attract GST at the applicable rate per the prevailing GST Council notification. GST is shown on a separate line in every invoice, with tax certificates issued.
Warranty & defect liability
IBS provides written warranty on every executed scope, scaled by discipline. Warranty cards and test certificates form part of the handover packet for every store.
