What We Make

Electrical rework after false ceiling and flooring are closed is one of the most expensive mistakes on a fit-out; our electrical team coordinates load calculations and point layouts before those trades start, not after.

Air conditioning and ventilation account for the largest share of a commercial building's operating energy cost, so HVAC design discipline matters beyond day-one comfort. IBS's mechanical team designs and installs split, VRF/VRV, and chilled-water systems, sized to the actual heat load of the space rather than a generic per-square-foot rule of thumb, and commissions every system before handover.

Fire safety is the one MEP discipline where a coordination gap is not just expensive, it is dangerous, and it is also the discipline most often bolted on late by contractors who treat it as a compliance checkbox rather than an engineered system. IBS designs and installs fire fighting systems as part of the core MEP scope, coordinated with the ceiling and electrical layout from day one, and coordinates fire NOC approval with the local fire authority as part of project delivery.

How We Deliver
A standalone MEP project typically spans four to twelve weeks depending on scope and building size; MEP integrated into a full fit-out follows the fit-out's own four-to-sixteen-week timeline. The process below is what IBS follows on every MEP engagement, standalone or integrated.
Our MEP coordinator and discipline leads (electrical, HVAC, plumbing, fire) walk the site to capture existing services, available capacity (incoming electrical load, water supply pressure, fire hydrant network), and any constraints. For new construction, this stage works from architectural drawings instead of a physical site.
Single-line electrical diagrams, HVAC layout and heat-load calculations, plumbing isometrics, and fire safety layout are developed together, not in isolation, so clashes (a duct crossing a cable tray, a sprinkler head over a light fixture) are caught on the drawing, not on site. A coordinated services drawing is issued for approval before procurement begins.
Material brands and specifications are locked to the BOQ at this stage. Panels, cabling, HVAC equipment, piping, and fire safety equipment are procured against the approved drawing, and the site team mobilises within an agreed window.
Cable trays and conduits, HVAC ducting, and plumbing lines are routed and installed before walls and ceilings close in. This is the stage where cross-discipline coordination matters most, and where a single MEP team avoids the clashes that multi-vendor projects discover only after the ceiling grid is up.
LT panels, HVAC indoor and outdoor units, fire pumps, sprinkler heads, and sanitary fixtures are installed once first-fix works are complete and inspected.
Megger tests on every electrical circuit, hydrotesting on every plumbing line, air balancing on every HVAC system, and pressure testing on the fire fighting system. Nothing is handed over untested.
Fire NOC inspection coordination with the local fire authority, final testing sign-off, and handover documentation: as-built drawings, test certificates, and O&M manuals for every discipline.

The commercial relationship is anchored on the coordinated services drawing and BOQ. Every discipline line, material brand, equipment capacity, and quantity is itemised. Scope changes during execution are tracked through a written change-order log with cost and timeline impact noted before approval.
IBS invoices for MEP works attract GST at the applicable rate per the prevailing GST Council notification. GST is shown on a separate line in every invoice, with tax certificates issued. Input tax credit availability, where applicable to your business, applies as standard.
IBS provides written warranty on every MEP discipline, with manufacturer warranty passed through separately on equipment. Warranty cards and test certificates form part of the handover packet.
