In Short

Impulse Branding Solutions takes a commercial space from bare shell to move-in ready: civil works, MEP, false ceiling, flooring, partitions, carpentry, custom furniture, painting and brand environment, all executed by in-house teams under one contract. Nothing starts on site until Good For Construction drawings are approved, so changes happen on paper rather than in plaster.

Most commercial interior fit-outs in India are assembled from a panel of vendors: one for civil, another for MEP, a third for ceiling and flooring, a fourth for carpentry, and the client absorbs every gap between them. Impulse Branding Solutions runs all of it in-house. Corporate clients like GroupM, and co-working operators like WeWork (delivered through our sister company RKS Interior), have used the same team for civil, MEP, and interiors on a single drawing register, because a fit-out with four vendors has four places for accountability to go missing, and a fit-out with one does not.

What We Make

What is included in a commercial interior fit-out?

Flex operators leased 10.23 million sq ft across India's top seven cities in the first half of 2026, a record for any comparable half-year, and took 28.4% of all Q2 2026 leasing (JLL, 2026). Flex space turns over faster than conventional tenancy, so the interior is rebuilt more often and against shorter programmes. A commercial interior fit-out spans seven coordinated disciplines, all delivered by IBS's in-house teams without subcontracting the substructure. Below is what each discipline covers and why keeping it in-house changes the outcome.

General Contracting · Type 01

Civil & Structural Works

Civil scope covers demolition, masonry blockwork, screed and levelling, waterproofing, and structural modifications needed to take a bare or stripped-out shell to a buildable state. IBS's in-house civil team executes this scope directly, so a slab-level or structural surprise discovered mid-fit-out gets resolved by the same team that finds it, not escalated to a separate civil contractor on a different timeline.

  • Demolition and strip-out: for renovation and refurbishment projects on already-fitted spaces
  • Masonry and blockwork: internal walls, structural modifications, opening and closing
  • Screed, levelling and waterproofing: substrate preparation before any finish layer goes down
  • Statutory and municipal compliance: NBC-conformant execution, MCGM clearances where applicable in Mumbai
Civil & Structural Works: Office & Commercial Interior Fit-Outs, Impulse Branding Solutions

General Contracting · Type 02

MEP: Electrical, HVAC, Plumbing & Fire Safety

MEP is coordinated as one integrated scope, not four separate vendor contracts. IBS's in-house MEP team handles electrical, HVAC, plumbing, and fire safety on the same drawing register as civil and finishing, which is where most multi-vendor fit-outs lose time: a duct crossing a cable tray, a sprinkler head landing on a light fixture. Full detail on electrical, HVAC, plumbing, and fire fighting scope is covered on IBS's dedicated MEP works page.

  • Electrical: LT panels, wiring, lighting design, UPS/DG integration, EV charging provisioning
  • HVAC: split, VRF/VRV, and chilled-water systems sized to heat load, not floor area
  • Plumbing: water supply, drainage, washroom fit-outs, water treatment
  • Fire safety: sprinklers, detection and alarm, fire NOC coordination with the local fire authority
MEP: Electrical, HVAC, Plumbing & Fire Safety: Office & Commercial Interior Fit-Outs, Impulse Branding Solutions

General Contracting · Type 03

False Ceiling & Flooring

Ceiling grid height and flooring spec are usually decided in isolation from each other, then collide on site when HVAC returns, sprinkler heads, and lighting layouts do not line up with the finish below. IBS coordinates both on the same drawing so the ceiling and floor are specified together, not sequentially.

  • False ceiling: gypsum board, grid systems, acoustic and designer ceilings
  • Flooring: vitrified tiles, engineered wood and laminate, modular carpet tiles, epoxy for utility areas
  • Substrate preparation: self-levelling and moisture barrier work owned in-house, not left to the flooring vendor
False Ceiling & Flooring: Office & Commercial Interior Fit-Outs, Impulse Branding Solutions

General Contracting · Type 04

Partitions, Doors & Glazing

Partition systems define how a floor plate actually gets used day to day. IBS installs drywall, glass, and demountable partition systems, with door and hardware integration coordinated by the same joinery team so frames, locksets, and AC-compatible jambs are not an afterthought.

  • Drywall and gypsum partitions: single or double-skin, with acoustic insulation where specified
  • Glass partitions: framed and frameless, with manifestation and safety film as standard
  • Demountable and modular partitions: for tenants planning future reconfiguration
  • Doors and hardware: solid core, fire-rated where required, with premium hardware to the BOQ spec
Partitions, Doors & Glazing: Office & Commercial Interior Fit-Outs, Impulse Branding Solutions

General Contracting · Type 05

Carpentry, Custom Furniture & Joinery

Workstations, reception counters, executive cabins, and cabinetry are manufactured at IBS's own furniture factory near Vasai East on the Mumbai-Ahmedabad Highway, not bought from a third-party joinery shop. That means dimensions are right the first time and lead time is IBS-controlled, not dependent on an external vendor's backlog.

  • Workstations and cluster desking: single, twin, and height-adjustable configurations
  • Reception and executive furniture: bespoke to the brand and lobby footprint
  • Cabinetry and storage: file storage, breakout units, pantry cabinetry
  • Factory QC: every piece checked before dispatch, with site re-check on installation
Carpentry, Custom Furniture & Joinery: Office & Commercial Interior Fit-Outs, Impulse Branding Solutions

General Contracting · Type 06

Painting, Finishing & Brand Environment

The last stage of a fit-out is where most contractors lose the client's confidence, treating finishing as a wind-down instead of a discipline. IBS's in-house print branding division handles wall graphics, glass manifestation, and wayfinding on the same drawing register and the same timeline as the fit-out itself.

  • Painting: primer, two coats, edge clean-up, full-finish quality check
  • Brand environment: wall graphics, glass manifestation, lobby branding, wayfinding signage
  • Snag-list closure: joint walkthrough with the client, itemised list, closure within an agreed window
Painting, Finishing & Brand Environment: Office & Commercial Interior Fit-Outs, Impulse Branding Solutions

General Contracting · Type 07

IT Infrastructure Coordination & Handover

Structured cabling, server rooms, and AV systems are coordinated with the electrical and ceiling layout during design, not routed around after the fact. Handover includes full documentation, not just a set of keys.

  • Structured cabling: Cat 6/6A and fibre, coordinated with the workstation and low-voltage layout
  • Server room build-out: precision cooling and fire-suppression-ready, where scoped
  • Handover packet: as-built drawings, MEP test certificates, warranty documents, asset register

Specification

What standards and materials does an IBS interior fit-out follow?

Every IBS interior fit-out is delivered to recognised Indian engineering standards, with materials sourced from named suppliers and the specification held to the BOQ, not improvised on site.

Engineering & compliance codes

  • National Building Code (NBC) 2016: primary reference for building services, fire safety, and structural integrity
  • Indian Standard (IS) codes: discipline-specific, including IS 1893 for seismic and IS 875 for design loads
  • Fire NOC compliance: site-specific clearance from the local fire authority (in Mumbai, MCGM Fire Brigade)
  • IGBC LEED alignment: material and MEP specification can be aligned to green-building certification requirements where targeted

Typical material specification brands

  • MEP: Schneider / Siemens / Legrand switchgear; Polycab / Havells / Finolex cabling; Daikin / Voltas / Hitachi HVAC
  • False ceiling: Armstrong / USG Boral / Saint-Gobain Gyproc systems
  • Flooring: Kajaria / Somany vitrified tiles; Interface / Welspun carpet tiles
  • Partitions and glazing: Saint-Gobain gypsum and glass systems
  • Joinery hardware: Hettich / Hafele / Blum
  • Paints and finishes: Asian Paints / Berger
  • Final spec is agreed at GFC stage and locked to the BOQ. Substitutions only with written client approval.

Quality assurance & testing

  • Civil: level checks on flooring, plumb checks on partitions
  • MEP: insulation resistance and megger tests, hydrotesting of plumbing lines
  • Joinery: factory QC on every piece before dispatch, site re-check on installation
  • Documentation: test certificates and as-built records issued at handover

How We Deliver

From brief to handover.

A commercial interior fit-out typically spans four to twenty-four weeks depending on floor-plate size and specification level: four to eight weeks for spaces up to 3,000 sq ft, eight to fourteen weeks for 5,000-15,000 sq ft, and fourteen to twenty-four weeks for large corporate campuses above 20,000 sq ft. The process below is what IBS follows on every engagement.

  1. Initial brief & site visit

A site visit and brief intake with your project lead and IBS's civil and MEP coordinators, capturing slab condition, column grid, services entry points, and any structural constraints. Free of charge and free of obligation.

  2. Design, GFC drawings & BOQ

Space-plan options develop into a preferred layout, then GFC drawings and a detailed BOQ. Material brands and finish references are agreed at this stage, not improvised on site. Where a green building certification is targeted, MEP and material specifications are aligned to it here.

  3. Commercial alignment & mobilisation

On commercial alignment, IBS mobilises within one to two weeks: site documentation, labour licensing, work-permit setup with your facilities team, and a weekly project review cadence with your PMC if one is appointed.

  4. Civil works & MEP rough-in

Demolition, masonry, and levelling execute in parallel with MEP rough-in: cable trays, conduit, water-supply lines, HVAC ducting first-fix. The most disruption-heavy phase, run by in-house civil and MEP teams reporting to the same project lead.

  5. Ceiling, flooring & partitions

With civil and MEP rough-in complete, false ceiling, flooring, and partition framing close in the space. Each surface is QC-checked against the GFC drawing before it locks in.

  6. Carpentry & furniture installation

Workstations, reception furniture, and cabinetry, manufactured at IBS's Vasai East factory, are dispatched in sequence and installed on site. Pre-fabrication discipline means installation is fast and dust-light.

  7. Finishing, brand environment & approvals

Painting, hardware installation, brand graphics, and wayfinding signage, delivered through our in-house print branding division on the same drawing register. Fire NOC inspection coordination and final approvals follow.

  8. Snag list & handover

Joint walkthrough with the client and PMC, itemised snag list, closure within an agreed window. Final handover packet: as-built drawings, MEP test certificates, asset register, and warranty documentation.

Why Buyers Choose IBS

Built in-house. Owned outright.

Most commercial interior fit-out contractors in India stitch together civil, MEP, ceiling, joinery, and finishing from a vendor panel, and the client absorbs every coordination gap. IBS is vertically integrated: the same team executes every discipline, on one drawing register, one project lead, one commercial.

01

GFC drawings before site work starts

Nothing begins on site until Good For Construction drawings and 3D visualisations are approved. Changes made before construction are free. Changes made during construction cost time and money, so the drawing stage is where IBS spends the design effort, not the site.

02

BOQ-based transparency

Every fit-out is scoped from a detailed Bill of Quantities: every discipline, material brand, finish reference, and quantity itemised. Nothing is hidden and nothing is assumed, and a written change-order log tracks any scope change during execution.

03

In-house civil, MEP, and joinery, zero subcontracting

Civil works, MEP installation, and custom furniture manufacturing all execute through IBS in-house teams. When civil, MEP, and joinery report to the same project lead, the coordination problems that delay multi-vendor fit-outs do not arise in the first place.

04

LEED and green-building alignment

For clients targeting IGBC LEED certification, material selections and MEP specifications can be aligned to green-building requirements without adding project complexity or a separate consultant layer.

05

Pan-India and Gulf delivery, multi-city rollout capability

IBS has delivered interior fit-outs across Mumbai, Pune, Delhi NCR, Bengaluru, Hyderabad, Chennai, Kolkata, and Tier 2 cities, and serves Gulf countries including the UAE, Saudi Arabia, Oman, Qatar, and Kuwait. Multi-city office and branch rollouts are delivered with consistent spec and lead-time discipline across every location.

How does an IBS interior fit-out compare with a standard multi-vendor approach?

Commercial interiors are commonly split between a design consultant, a civil contractor, an MEP vendor, and a furniture supplier, with the client holding the gaps between them. Here is how that compares with the IBS scope.

Commercials

Commercial framework

IBS's commercial engagement for interior fit-outs is structured around three pillars: a clear, locked-down scope captured in GFC drawings and BOQ; named-material specifications with no surprise substitutions; and warranty terms that survive handover. Specific pricing, scheduling, and stage-wise commercial terms are agreed in the proposal, not published here: fit-out cost per square foot depends on specification level, floor-plate condition, and scope, and there is no meaningful answer without a site survey and BOQ.

What a quotation covers3 clauses

Scope, BOQ & spec lock-down

The commercial relationship is anchored on the GFC drawing register and BOQ. Every scope line, material brand, and quantity is itemised. Changes during execution are tracked through a written change-order log with cost and timeline impact noted before approval.

Taxes: GST on the IBS invoice

IBS invoices for interior fit-out services attract GST at the applicable rate per the prevailing GST Council notification. GST is shown on a separate line in every invoice, with tax certificates issued.

Warranty & defect liability

IBS provides written warranty on every executed scope, scaled by discipline. Warranty cards and as-built documentation form part of the handover packet.

Warranty terms by discipline
DisciplineTerm
Civil workstypically twelve months from handover for workmanship-related defects
MEP installationtwelve months on installation, with manufacturer warranty pass-through on equipment
Joinery & factory-built furnitureeighteen to twenty-four months on workmanship, with manufacturer warranty on hardware (Hettich / Hafele / Blum)
Painting & finishessix to twelve months
No charge, no obligation

Site survey & feasibility

The initial site visit and feasibility observation is provided without charge and without obligation. Detailed design and GFC drawing development, if engaged through IBS rather than your appointed architect, is a separate scope itemised in the proposal.

Questions

Everything procurement heads, project managers, and admin teams ask before commissioning

Cost & Billing

What is the cost of a commercial interior fit-out in India?
Fit-out cost per square foot depends on specification level, finishes, MEP scope, joinery quantity, and floor-plate efficiency. There is no meaningful per-square-foot answer without a site survey and BOQ. IBS provides a detailed, itemised BOQ within seven to ten working days of the initial site visit.
Does the price include GST?
GST is shown on a separate line in every IBS invoice at the applicable rate per the prevailing GST Council notification, not bundled into the line-item price. Tax invoices and certificates are issued for every billing event.

Timelines

How long does an office interior fit-out take in Mumbai?
An office interior fit-out in Mumbai typically takes four to eight weeks for spaces up to 3,000 sq ft, eight to fourteen weeks for 5,000 to 15,000 sq ft, and fourteen to twenty-four weeks for large corporate campuses above 20,000 sq ft. Timeline depends on scope complexity, material availability, and approval cycles. IBS provides a firm project schedule before signing any contract.

Warranty & Service

What warranty does IBS provide on an interior fit-out?
Civil and MEP installation typically carry twelve months of workmanship warranty from handover; joinery and factory-built furniture eighteen to twenty-four months; painting and finishes six to twelve months. Equipment manufacturer warranties are passed through separately, and warranty cards form part of the handover packet.

Scope & Handover

What does a commercial interior fit-out include?
A commercial interior fit-out covers civil works, MEP (electrical, HVAC, plumbing, fire safety), false ceiling, flooring, partitions, carpentry and custom furniture, painting, brand environment, and IT infrastructure coordination, converting a bare or stripped-out space into a fully operational one. With IBS, every discipline is executed in-house under a single contract.
What happens if the scope changes mid-project?
Scope changes, whether client-driven or discovered on site, are tracked through a written change-order log. Cost and timeline impact are documented and approved before execution, which prevents the silent scope creep that is the most common source of disputes on interior fit-out projects.

Comparisons

What is the difference between a fit-out and a renovation?
A fit-out typically refers to building out a bare or shell-and-core space from scratch, adding interior elements for the first time. A renovation refers to modifying or upgrading an already-fitted space: replacing flooring, partitions, or joinery without altering the underlying civil or MEP backbone. IBS delivers both, with different scope envelopes and timelines.

Compliance

What is a GFC drawing, and why does IBS require approval before starting site work?
Good For Construction (GFC) drawings are the final, detailed drawings used to execute a project, covering every dimension, material, and system. IBS requires GFC approval before mobilising site work because changes made on paper are free, while changes made after construction starts cost time and money. The GFC drawing becomes the contractual reference for the entire project.

Rollouts & Sites

Can IBS handle multi-city office fit-out rollouts?
Yes. Multi-city office and branch rollouts are a routine engagement type for enterprise clients, delivered with consistent specification and lead-time discipline across every location, coordinated centrally from IBS's Mumbai base.

Technical

Does IBS handle MEP as part of interior fit-out projects?
Yes. IBS's in-house MEP team handles electrical, HVAC, plumbing, and fire safety as part of the same project and the same drawing register as civil and finishing works, not a separate subcontracted scope. This eliminates the coordination delays that come from managing MEP and interiors as two different contracts.
Which company provides commercial interior fit-outs in Mumbai?
Impulse Branding Solutions is a Mumbai-headquartered commercial interior fit-out contractor with in-house civil, MEP, and joinery teams, and a furniture factory near Vasai East. IBS has delivered corporate, BFSI, and co-working fit-outs for clients including GroupM and WeWork Mumbai (via sister company RKS Interior).
Is IBS able to align a fit-out with LEED or green-building requirements?
Yes. For clients targeting IGBC LEED certification, material selections and MEP specifications can be aligned to green-building requirements at the GFC drawing stage, without adding project complexity or requiring a separate green-building consultant.
How is the BOQ structured for an interior fit-out?
The BOQ itemises every scope discipline line by line: civil, MEP (split by mechanical, electrical, plumbing, fire), false ceiling, flooring, partitions, joinery with quantities, IT cabling, and finishing. Material brand, finish reference, quantity, and rate are shown per line, so there are no surprises mid-project.
Does IBS work with our appointed architect or interior designer?
Yes. IBS engages comfortably with client-appointed architects, interior designers, and Project Management Consultants, executing against the issued GFC drawings and BOQ. Where no separate design appointment exists, IBS's in-house design team develops the design from brief to GFC.
Does IBS execute interior fit-outs outside Mumbai?
Yes. IBS is headquartered in Mumbai with execution base in Mumbai and Pune, and delivers interior fit-outs pan-India across Tier 1, 2, and 3 cities, as well as Gulf countries including the UAE, Saudi Arabia, Oman, Qatar, and Kuwait.
How is the site survey conducted before a fit-out proposal?
A 60 to 90 minute site visit with your project lead and IBS's civil and MEP coordinators, capturing slab condition, column grid, services entry points, and structural constraints. The output is a written observation report informing the proposal and design brief. The visit is free of charge and free of obligation.
Can IBS execute a fit-out on an occupied or partially operational building?
Yes. IBS has delivered fit-outs on occupied buildings with active floors below the construction zone, sequencing civil and MEP works to limit noise and dust disruption during business hours, as executed on GroupM's Mumbai office fit-out.
